    I'm not so sure that I would have been as impressed as the vendor... one viewing, offer of asking and a sale would say to me: "undervalued".

    read my earlier posting properly:
    The agents had found us 4 buyers. 1 tried for a silly reduction at the last minute, 1 had their mortgage applications turned down and 2 had the buyer pull out of buying their house.

    This was on top of viewers who hadn't even sold but were just seeing what was about.

    We knew what our house was worth just in a sluggish market it was hard to get a buyer who could complete. The time was right for us to get out of that house and move up the ladder. Now we are sitting pretty.

    Also did you know that the first Part buy/Part rent schemes were started in London over 15 years ago. A friend of mine who was teaching in London couldn't afford to buy a house on his own so he got onto this scheme. First time I had heard of it. Wasn't needed in Wales then as prices were affordable. Not the case now where a pokey terraced house, with no frontage, no parking, in need of renovation and gangs on street corners cost you £120k+

    I was referring to the property you bought, not the one you sold. It seems to me that you were disappointed by Estate Agency shenanighans for your property - but quite happy to be on the receiving end of a 'sting' on the one you bought.

    The problem is that the whole market is driven by greed - everyone wants to sell for as much as possible, but buy as cheaply as possible.

    I have to say most of the above posts made me smile! why? because I am an estate agent. A few points.

    1. No you don't need an estate agent to sell your home, but we do have a list of ready willing and able buyers.

    2. Never pay more than 1.95% sole agency , unless you are selling below £150,000 in which case you will proberly have to pay a min fee of say £2000. Depends which part of the country you're in.

    3. Remember the staff are only paid on average 2-4 % of the fee themselves. The rest goes to the owner/s. How had would you work on a property to make £50.

    4. Finding a buyer can sometimes be the easy bit. The skill comes in to keep the deal together. Every buyer and seller thinks they are in the right re: timescales, mortgage retentions, costs for damp etc. Whilst we act for the seller, sometimes the seller is wrong!

    5. The bigger the fee the harder we try. You sell quicker, move quicker and don't waste time and money on a property you don't want to be in.

    You don't all drive Skodas do you?
