First time buyer, estate agent question

swilling

Found a house that I like and put in an offer that was turned down, the seller wants £5k more to take the house off the market.
I pointed out to the estate agent that I am chain free and ready to move immediately, which I believe can make an offer more attractive, however the estate agent ignored my question over the phone when I asked if this info had been passed to the seller, I have since sent 2 emails asking for confirmation that this was passed on, I've heard nothing back.
Is the agent required to pass this info on? Is it likely to make much difference?

The status of someone offering is passed to the vendor - they use the amount + the info to decide. Some people find FTB waffy and feel they are not such a good deal (I said some ).
You could try increasing the offer by 2k?2 -
You might be overthinking this.
Like you, the estate agent will be keen to get your offer accepted - because, typically estate agents get paid once a property is sold.
So the estate agent will probably pass on any info to the seller that might help get your offer accepted, without you needing to remind them.
It's also possible that you're annoying the estate agent by telling them the "the basics of how to present an offer to a seller". It's often better to be friendly with estate agents, rather than annoying them, because then they might work harder on your behalf (e.g. persuading sellers to accept your offers, etc).

Legally no they don't have to pass on any further information you provide. They have a duty to pass on any offer to the seller unless instructed otherwise, i.e. no offers from FTBs or no offers below asking price. FWIW your stance will have minimal bearing on the decision making process for the seller. The money mainly does the decision making.1

Whilst it's not compulsory for the EA to pass on anything but the offer, it would be very odd if the vendor didn't want to know what position the people making the offer were in, so I think you can assume that they know (or if they don't know then it's not something they're at all bothered about). The vendor didn't accept your offer and wants £5K more so you have a number of options. Offer the extra £5K if you can afford to, go back with a counter offer, or leave your existing offer on the table and carry on looking for something else.0

"Ok, here's your extra £5k"
OR
"Thanks, let me know if they change their mind!"3
