Solicitors query - 'surface water does not drain to public sewer'

"Our search reveals that surface water does not drain to a public sewer.  Please advise what arrangements are in place for this and whether the property has been impacted in any way as a result."

Not sure what to say re: this, we've lived here 9-10 years and not had a problem but wasn't aware of this or know if it's an issue at all? I don't remember this coming up when we bought the house! What do I need to know/say?

  • Interesting, looked at the search we had done 10 years ago and t says that surface water does drain to public drains and there is a surface charge payable.. Just checked my water bill though and there hasn't been so... I am even more confused now!

It could be to a soak away or to a stream/river

How old is the property ?

Is the area where you live served by combined sewer (taking foul water and surface water)?
Or by separate foul and surface water networks?
  • @MikeJXE I am not sure!!

Its a 1895 (ikh) terraced house!
  • @Grumpy_chap they're saying that surface water isn't, how can I find out?!

  • @Grumpy_chap The search we had said yes but looking at this map I can't actually see how? Hm.

  • @Grumpy_chap .... This is confusing haha

Well, do you think it goes anywhere else other than into the sewer?

Well, not for me as I work with this stuff.
That map shows only a single foul sewer.
It suggests that there is no surface water sewer which means either the map is incorrect (either there is a separate surface water sewer or the single sewer shown is combined sewer) OR you have no connection to surface water sewer.
Do you have any idea where the roof down pipes go to from your property?

I'm guessing that it was believed to enter the public sewer but now proved otherwise hence no charge.

I Would suggest you send those plans and your water bill stating as far as you are aware, surface water drains to a soakaway and there has been

no impact on the property since you lived there for 10 years
