Neighbour drain repairs

I have water coming in to my cellar where my kitchen is. Significant damage to the kitchen and walls. A tracing agent shows it is coming from the drain pipe serving the adjacent property. That property is tenanted and up for sale. Asked the agent to pass on my details to the owner but got no response. Land registry gives an address for the owner but she is no longer there. My insurance say it is up to me to get the adjacent owner to repair. Meanwhile water continues to come in. Insurance have provided a dehumidifier which they are paying the running costs of. How do I find the contact details of the adjacent owner and what notice do I legally serve to force them to repair?

What is the drain pipe draining, if the neighbouring property isn't occupied but there's still water coming in?

Get a tracing agent on the case to contact the owner.

It is draining from their roof. House is occupied but tenants are unresponsive to call and are rarely in. Tracing agent? Like a private investigator?

What is your situation are you renting or owner? Just to be clear is your property a flat, a terraced house, semi etc? Is the property adjacent sideways next-door or adjacent above? Don't want to make assumptions.

The landlord is obviously paying an agent to sell it ate they paying the same agent to manage the tenancy?

Go have a chat with your neighbours, ask them who they let through agent or landlord and ask for their details
