If she puts an amount equal to your mortgage or her old rent into savings this benefits you both if you do in future decide to combine all assets and would be clear in case of a split. But this depends on you as a couple having enough income and low enough spending to allow this level of saving.

But a banker, engaged at enormous expense,
Had the whole of their cash in his care.

i think the fairest way would be that she pays half of what she had paid in rent to you as "rent" so she benefits and so do you, then you split bills 50/50.  so she should pay all the bills if the other 50% equals to "half the current rent"
What benefits does she have? Come home, bags outside, lock changed.
that she gets somewhere nice to live for half the rent.  i think that is fair.  if she comes home and bags outside and lock changed, then she has chosen the wrong man, and she must take some share of the blame for that, lol
Yes thinking about it right, it's a win for her, financial interest.   OP have her pay half the mortgage.
    Bad advice, don’t do this.

I know, hoping the OP sees it this way and not half rent for a nice place to live.
  • Charge her half utilities, food and contents insurance, plus the increase in council tax as you lose the 25% discount. Don't charge for buildings insurance, "rent", part of the mortgage, property maintenance (it's your property, not hers), decorating etc.

It's a good deal for her, but she gets zero security of tenure.
