Undisclosed major works needed to flat, how much should I reduce my offer?

    Sounds as if somebody was trying to exit undetected. 

    I'd be looking at alternative properties as the chain seemingly is likely to collapse. 
  • I think the thing that would be niggling at me would be that if the seller was prepared to lie about something as checkable as the service charge, then what else has he lied about?

    Based on the known lies (about the service charge) and a service charge that high for a small flat, which will make re-sale very hard in the future, I would cut my losses and walk.

    The prospect of major works in coming years on top of that would make my walk turn into a run.
