My first property - but left confused

Despite being a complete novice in property matters, this was one of the first questions I posed to the estate agent (EA). The complication arose because the property was listed on Rightmove by two different agencies. When I contacted the first agency, they informed me that the property was available solely as an investment, with a tenant currently in place. Shortly afterwards, I noticed another listing for the same property by a different agency on Rightmove, stating it was available both for investment and for owner occupation. Upon calling them, they confirmed this information over the phone. Consequently, I arranged a viewing, but the estate agent present seemed uncertain about the tenancy situation. I have since sent an email listing my questions, specifically requesting further clarification on the current tenant's status. While they responded to all my other inquiries, they omitted details regarding the tenant. I definitely want to avoid any legal complications, such as court proceedings or eviction processes.
