Letter of probate

Please help learning difficulties,my dad died 4 years ago I need too update land register by solicitor ,the house and everything else worth under 190,000 when I fill in the government site asking which form Iv filled in iIHT400 or IHT205 im not sure which one I need,my dad left a will im the only one on the will
or do I not need too fill in any tax form because im under the 325,000 ?
iv tried ringing no answer,please help me,no morgage

You say you're the only one on the will: are you named as Executor? That's the person who is responsible for doing what the will says.
If you are the Executor, did you fill in any forms to apply for Probate? Those forms the Land Registry asks about are the ones you'd need to fill in.
If you are NOT the Executor, ask them which forms they used.
If you have the will in front of you, is it a copy, or the original? If it's the original, then no-one has filled in either of those forms yet.

I’m the executer,it’s the original will,when I fill in the government site it’s asking for IHT forms which I think I need too fill in before I can get probate?im using a solicitor too update land register they told me need a letter of probate

Because your father died prior to Jan 1st 2022 you will need to do an IHT return before you can apply for probate. With an estate below £325k you only need to use IHT 205. This is fairly straight forward, but if you have any questions don’t hesitate to ask1

I would tell the solicitor that you did not apply for probate when your father died, so you are doing it now. They will no doubt offer to do it for you, but it should be straightforward, and probably quicker if you do it rather than them.Signature removed for peace of mind0

Your dad died before those rules.
So you need to do the old rules, which means IHT 205.
You want to sort out the house, so you need to just do it.If you've have not made a mistake, you've made nothing0 -

As you don’t need to claim a transferable NRB you only need to send that form. Keep a copy of it, and submit the probate application in 20 days time.0
