Before worrying too much about the technicalities of the sale, this person has sent you a letter but hasn't viewed (as far as you know) and hasn't made any kind of offer.

Contact them with a a few questions (their position, i.e. FTB or in a chain, have they got an offer yet etc., do they need a mortgage) and then if OK invite them to view, state your asking price and go from there.

They might view and decide they don't like the colour of the hallway, or the shape of the garden or something, or make a silly offer.
