Did you not see any evidence of the damage during any of your (or agent's..) regular inspections of the place?
Were there countersigned inventories and photos of when they move in & out??
Were tenants friends or relatives???

You need to bear in mind you can't expect to recover the full cost of redecorating the place, you need to allow for fair wear and tear etc., and would have a duty to minimise your costs (if you intend going legal).So, if you're estimating £5K of work and that is considered reasonable (i.e. same quality of carpet etc), after 8 years of rental income from your tenants, how much of that would reaslistically be recoverable? I don't know but I'm guessing only about £1-2K (and that is assuming you have done everything correctly as a LL as mentioned by others).2

That's not the point though. The point is that legal action is likely to fail if it comes down to the OP's word against theirs. Each will blame the other.0
