If the landowner (I'll call them '2') of the field isn't the neighbour in question, then there could have been another bidder and/or several, if landowner 2 had indicated they would be open to allowing access through their land.An access road along the field edge would have minimal impact on landowner 2, and with a plot of 4.88a the farmhouse buyer has the flexibility to offer a land-swap in addition to a cash payment to help make a potential deal more attractive.

There was a situation some years ago involving a large house with several acres of land and a cottage. At the time I was considering buying the cottage until it became clear that the owner of the house had defaulted on payments and had been forced to sell the cottage. It was sold on frequently as he created difficulties with the access and apparently threatening behaviour.The bank repossessed the main house and tried to sell it. The 'owner' refused to leave or provide access for viewings and according to locals there were incidents with a shotgun and police being called. Not surprisingly, the bank failed to find a buyer and eventually cut its losses. It was sold back to the man who had never left at far below its normal value.I've no idea how matters continued subsequently.1

I'm wondering if there's more of a backstory involving the neighbour - owned the property prior to it being repossessed and being belligerent, sold off the plot for building on or owned the house and sold it off.RHemmings said:

It seems a bit strange to not have formalised access yet allowing a water connection.1 -
It all sounds very intriguing! I took a look at the history.
FWIW, it looks like the farmhouse was part of a 78 acre equestrian centre. It looks like it's accessed from the equestrian centre's access road. The whole equestrian centre (including the farmhouse) was for sale in 2014.

It's interesting that...
Prior to completion, the adjoining owner will disconnect the existing water supply prior to the Property.
Why "prior to completion"? Why hasn't the adjoining owner disconnected it already, if they believe they have the right?
And why hasn't the adjoining land owner taken out an injunction to stop the current occupiers using the access road?
It sounds like the occupants and the adjoining land owner could be connected in some way.

I remember another thread here where a neighbour was deliberately being the 'neighbour from hell' when people turned up to view a house, because the neighbour wanted to buy the house and seemingly wanted to scare other people off.k12479 said:

Looking at the OS maps, it would appear that there is a public footpath running along the access road to Gooseneck Farm (the building in question).
