Lowest EPC rating i have seen
Went into town today and walking past an estate agent i looked in the window as i often do and saw a fairly average looking 3 bed semi (80s maybe) advertised as with double glazing and gas central heating but the thing that caught my eye was the EPC rating was 25 band F.

I live in EPC band F. Dont know how common place F is though.

Mine was F when I bought it and has now been downgraded to G during my ECO4 process. It'll be an A by the time I've finished with it.1

We have 4 properties with G ratings in our village. The owners aren't attempting to sell them though!
Also 12 with F ratings (and many more with E ratings).

EPCs are nonsense. We are selling a 1930s house with wall and roof insulation, double glazing, modern boiler, thermostats on radiators and modern controller, all LED lights. There is nothing left to do other than under floor insulation or solar. Comes out as an E where the neighbours houses are C or D with much worse insulation etc. The assessor thought it would be a C or good D and the computer says no.2

We have a 30’s house rated C, but that runs out in June an I suspect that if it was redone it would drop to D because of of things like the double glazing being 10 years older (it was over 20 years old back then) and not up to modern standards. We have just sold it and our EA advised to stick with the nearly expired certificate rather than get a new one done and risk a lower rating.Green_hopeful said:EPCs are nonsense. The EPC for my property is wrong. I suspect that is commonplace. It made assumptions that were incorrect. So, I am quite sceptical of them.I am an Independent Financial Adviser (IFA). My EPC rating ran out in in Feb 2021 it's a flat and I'm not paying to have a new certificate that will possibly place it lower than the band D that it was in 2021Someone please tell me what money is0

Unless you are planning to rent or sell, absolutely no point in getting a new EPC unless you need one to get grants for insulation/heating. Our EPC is currently 4, I thought that this was actually pretty cool
