Grant of Probate

Good afternoon 
I’m after some advice please. My Father sadly passed away last year unexpectedly. Myself and my mum have been to his solicitor and have been advised that half of the house is now in my mums name and the other held in trust.

They advised we need to apply for Grant of Probate, then once that is complete we need to amend the title deeds on the house then inform HMRC.

Ive started looking into doing the probate myself but Im stuck on a couple of things.

We have had the house valued, so when I’m valuing the assets, do I put the total value of the property or just half?

I believe how the will is written means that it’s a tenants in common situation.

I’m not 100% sure why we have to go through probate as my mum is still alive and living in the home, no mortgage.

Any advice would be greatly appreciated.
