    Thanks so much for all of your helpful and valid responses! 

    I’ve arranged a 3rd viewing Wednesday and builder is coming. But I’ve upped my offer today another 5k as people have suggested - you either want it or you don’t. I’ve checked prices (s-stc) and the prices vary so much! I have to get my house ship shape this weekend for valuation on Tuesday so I’m going to try and switch off whatever the vendor comes back with.

    Its such a big, expensive and complex purchase isn’t it? I feel out of my depth. I’ll keep you posted. Just hoping my house valuation comes back ok or that’s it..

    I wouldn't expect to get any money knocked off for obvious problems, since they'll be factored into the price already.  The seller is also unlikely to be concerned with what you want to do with the house later.
    I always see people say that, but often it isn't factored in lol. Sometimes sellers see their house as "perfect", and match it to other equivalent ones nearby, even if theirs has a major problem.

  • I also think most sellers are delusional. But it's their choice to be delusional. Personally I only ever offer what I think a property is worth to me, if they reject it, I walk away. I don't pay more because I want it (tbh I'm put off if I think I'm paying over what it's worth financially, the same with everything I buy). 

    What you could do is leave your offer on the table and state why. Tell them you cannot budge, and that you believe they survey will bring up certain issues - although it will be argued that obvious issues have been factored into the price.

    Never forget that this is just bricks to you at the moment. Yes you may create 'memories' there and it may turn into your 'forever home' (whatever that means as I like to keep life fluid). But really at this point it's just a practical decision, and there's plenty of other opportunities waiting. A bit like if you don't get a job,you don't go pleading with the employer, you look for another one.

    That's not what the op said. They're having the proper valuation from the surveyor, not the made up valuation by the estate agent / seller.

    I haven't even got my own house yet but, isn't it a catch-22 with that sort of situation? What is the "normal" thing to do? 

    Put your house up, get buyers THEN look for somewhere? What if you're someone like me with strict requirements? House purchases are important so would always want to buy the "right" house, unless I'm forced to buy something out of some sort of urgency. But then you annoy your buyers while you wait. 

    OR find somewhere you want (like this) and then annoy the sellers while you wait for buyers. Hmm. 

    Of course there's the "breaking the chain" option, but rentals are hard to come by now, especially of decent size for a family with a lot of "stuff", and 6-month contracts seem to be rarer now for family homes. 

    That's another reason why I'm looking for the "right" house, as I really don't want to end up in the above situation anytime soon lol.

    It might be a catch 22 for you but the way things work is that people put their houses on the market first.   A lot of people won't even entertain viewings from someone who isn't yet on the market, let alone an offer. 

    A serious offer is one that is proceedable and that means having your own property under offer before making an offer yourself.  If you want to have your cake and eat it then you will need to be prepared to be disappointed by rejection.  

    The OP's house is under offer.  They are doing things the conventional way.

    That is all fine for some , but many people have quite tight criteria of what they are looking for. There may be some dreaming going on, but also practical things like being near a train station, or needing a large driveway, or not many steps due to disability, enclosed garden due to dogs etc etc. Maybe they are under pressure due to moving for a job and not many properties for sale in the right area etc. 
    So if they find somewhere that fits the bill, then they will be flexible on what they pay and not just keep walking  away .

    But the seller of your 'right house' may not be prepared to wait until you sell your house.
