As was explained T is unclear and so are you.T can request (and you can choose to grant) a new fixed term, but that's not a new AST.The new fixed term can be at the same rent, or a hoigher or lower rent, depending what you and the T agree.0

It certainly is a new fixed term AST for the tenant of that there is no doubt.
The old is now the previous signed one from three years ago, the new is the one from one week ago. Old and New.
It's fun seeing the usual suspects bicker over the grains of salt which may be why we see people open posts here and never return.0
