  • I'm a fan of floorplans. We've seen so may properties, and whilst most these days in our area list the dimensions, you don't get an idea that bedroom 3 is actually a cupboard linked from bedroom one, that the bathroom is on the ground floor etc. from just a list of dimensions.
  • The floor plans are irrelevant. Which agent do you think is going to sell your house quicker and for a higher price than the other?

  • Big fan of floorplans here too. We're looking at moving 250 miles away and I feel much better armed when I can see the dynamic of the house than trusting the old faithful "leading to" and "archway to" ... you get my meaning?

    I'd tell the no plans agent that he's going to lose your house if he won't add plans, and if he still says no, then don't bother - if that really is the only clincher in it.

    Another big fan of floorplans. Having floorplans helps in deciding whether the layout is right for me. It helps me visualise the house before even going in and viewing it.

    Sometimes I go and view properties and think that if floorplans were available I would not have even bothered in the first place.

    Another vote for floorplans.

    A few years ago I won an instruction because we didn't do floor plans. The vendor was in the police and said he would never instruct an agent who used floor plans because of the security risk. He reckoned burglars could find them very handy as they showed every exit & entry point to a property and with no way of knowing who had down loaded them from the web site. Now, I have no knowledge of any property being targeted by burglars, but his comments have stuck with me and to this day we don't do floor plans.

    I cant believe this thread is here, I actually have a question re floor plans. I'm in the process of potentially buying a wreck of a house. Problem is all the doors and windows are boarded up so I cant actually see what I'm letting myself in for! Is there anyway to download or order a set of floorplans from the local council?, is there a website for this sort of thing! Sorry for sounding thick but I'm a newbie!!!

    I wasnt sure from your post whether you were getting access or not and if you were whether the boarded windows meant you couldnt see.

    I would have thought you should ask for access from whom ever you are dealing with in the sale. at same point or other you will need access and often it is not unusual to view a property three or more times before purchase.

    Yes of course I intend to see whats inside the property! I just thought there may be some way of getting hold of the floor plans. This would enable me to plan extensions etc, measure floor area, see what the layout of the house is etc. Having the floor plans would save a lot of effort and would help me decide if I really wanted the property.

    Just an update seeing as this thread has appeared on my user CP, we didn't put our house on the market in June when I posted the question, but at the start of 2006.

    We are with the cheaper EA, told him he wouldn't get the instruction unless he used the floor plan, so he used it. We got it done ourselves with

    for £60 (could have been £25, but we didn't trust our sketching abilities to fax to the company!). I've posted the company on here a few times as we found it quite hard to find a floorplan company that offered quality, but was not expensive. And the guy who came round was a very professional lovely man I told him I'd rave about him every chance I got (don't tell OH!!!)!

    The floorplan has saved sooooo much time as EAs are actually showing people round who expect to see what they see, and not being misled by descriptions.

    Jorgan, for that one instruction you gained, I'm not sure how many you've lost by not using floor plans. So many buyers and seller want them these days, as this thread shows. It's far better for a vendor to see you use floor plans and decide they don't want one than to not use them at all, IMO. Any burgler targetting a house will have done his research on it, if he wants to be successful. A floor plan won't tell him anything about exits that it isn't easy to spot from a quick reccy.

    Another one for floor plans. They really give a good idea not only of the layout but also of the shape of the rooms, how likey you are to fit your furniture around doors and windows etc.

    I am not too sure that the security argument is strong enough to justify not having a floorplan. After all, it is very easy to guess where doors are located anyway, especially in newer properties.
