Rental - asking tenants to leave

Are you now landlord? If so have served notice(s) compliant with s48 & s3? If not no rent due (at all) and possible fines & criminal offence.

You could sell it with tenants in situ, very likely to be at vastly reduced price die to all he issues though0

Renting to friends and family rarely works out or ends well most time.
If all your paper work is in order including the annual gas safety etc then s21 is a route.
I completed s21 in 2023 and took 6.5 months.0 -

2. she pays £950, I suggested £1150 due to start in May (to be nice & give her loads of time). She's paid £950 for 5 years with no increase. Market value is £1500, but she only wants to work 2 hours a week, so says she can't pay it.
3. yes, followed flow chart - yes, deposit was only issue
4. honestly, she's ridiculous - last week she had a radiator replaced (my expense, fine), but she asked if the plumber could return on another day so she could paint behind it. I asked if she'd like to pay the call out fee, funnily enough she declined! It's just one thing after another.

Have you checked the Council website to see if a Selective licensing scheme is in operation (covers 2 people or families). If they are running a selective licensing scheme that covers the area in which the property is in, then you will need a Selective licence before serving notice. I'm not sure that is clear on the flow chart provided.1

S13 to up the rent to the market value not £1150 or S21 if everything is in order to do this.Really, you are going to have grief for as long as she remains a tenant. She has no incentive to move while in effect you are subsidising her to continue living in the house.You're in an awful situation and unfortunately this is going to cause a rift in the family which seems inevitable sooner or later.

Minor point - scuffed skirting board = fair wear and tear. Not your problem, don't bother with those things! IF you do get the T out I am sure you will need to redecorate throughout, new carpets, etc. that's just the top of the iceberg!

I really feel for you as it sounds like you're having a really tough time with the tenant.
I personally would try and have a frank conversation with the tenant. Firstly, I'd give the tenant examples of what similar houses are renting for to show them that your increase is still massively below the market rate. Explain that your costs are increasing and you can't afford for her to stay at her current rent so if you can't agree on a new rent that works for YOU, then the only other option is for you to issue a S13 to increase the rent to the market rent or ask her to leave.
