Conveyancing recommendations

Could anyone recommend a conveyancing company please. I am a first time cash buyer with no chain and really need to complete as quickly as possible

    Had cash buyer but it still took 18 weeks to complete.it depends on what they discover

    We used GD Property Solicitors in October/November time and was quick and painless.

  • I'd totally avoid any "call centre" type big firms that are used by co-op etc. 

    Pick a nice local firm of solicitors where you can drop in quickly to sign things or deliver things. 
    They won't ignore you for weeks or pass your case around between inexperienced call center staff who can't give you advice or even worse give you incorrect advice.

    You can't magically reduce the timescale but you can eliminate wasted time, Postal delays and also reduce your stress levels too!

    Pick a nice local firm of solicitors where you can drop in quickly to sign things or deliver things. 
    They won't ignore you for weeks or pass your case around between inexperienced call center staff who can't give you advice or even worse give you incorrect advice.

    You can't magically reduce the timescale but you can eliminate wasted time, Postal delays and also reduce your stress levels too!
    Thank you, that’s really helpful. I had gone online for quotes, but have no idea whether they were reputable or not.  The estate agent did suggest the conveyancer that they use in house and that the seller is using, but not sure if this is a good idea?

    It is not a good idea, as you need someone on your side in case of problems, not someone with a conflict of interest.

  • walk down your high street and drop in on 2 or 3 solicitors firms and ask for quotes. If getting a mortgage, make sure they are on your lender's panel.

    I use (3 times) a small 2-man firm (plus secretaies etc) and get fast personal service, as opposed to a cal cenre with 30 admin staff doing the grunt work for peanuts 'overseen' by an overworked conveyancer.

    Plus, look at online reviews for the local firms with reputations for good communication and being responsive.

    It's an absolutely terrible idea. How are they supposed to give best advice to both you and the seller? No idea how they get away with doing this in England, it's not allowed in more sensible jurisdictions...

    +1 for a local company.  If something goes wrong you can go there in person to resolve if necessary.

    I won’t bore you with the horror story, but our Buyer went with a “Pile them high, sell it cheap” Manchester (4 hours away) based company and it was hard work.
