Declined mortgage twice due to flood risk but i'm not even close to a river or flood plain

    So I've done a lot of investigation into this. Leeds BS use a company called Hometrack https://www.hometrack.com/
    who use software in conjunction with the land registry. So because the flood risk warning is zone 3 (worst) they say can't have a mortgage with them. Contacted the flood risk warning website owners, the Enviroment Angency and they state "Locations in flood zone 3 have a high probability of flooding. This means in any year land has a 1% or more chance of flooding from rivers, or a 0.5% or more chance of flooding from the sea. Flood zone 3 developments need to submit a flood risk assessment as part of their planning application."
    I just don't know what is going on, we are 16 miles from a river and 60 miles from the sea. There is nothing to cause a flood. This information is all incorrect. How is 1% a high probability of flooding? If it was 90% I could understand.
    I have made a complaint to the enviromental angency but I don't expect any help whatsoever. I mean, a government angency aren't going to change their website just for me are they?
    It's like a nightmare!

    You don't need to be close to a river or the sea. Just close to a potential source of water if certain weather conditions prevail. 
  • Does anyone have a recent update on what happened in their situation? Currently experiencing this and not sure what to do.

    This doesn’t make us feel very confident. We have an application in with LBS and our property we are purchasing says level 3 flood risk from surface water despite never being flooded. 

    Did you manage to rectify this? It’s concerning and ridiculous all at the same time!

    My office flooded on new years day. 
    There is no real water anywhere near by, the closest thing is a little stream that dried up by about June time. That is about half a mile away. If you asked me whether my office would flood I would have said no chance - but the amount of rain that came was like a once in a lifetime event. 

    Because of global warming and more erratic weather patterns, its not just bodies of water that can cause flooding, its torrential rain in a short space of time and the land around yours being unable to get rid of it quickly enough.

    I complained to the Environment Agency, who stated their website is wrong and there is no flood risk to my property. They said they couldn't change the website but sent me a letter explaining their website was wrong. It was all too late for Leeds BS. Had no trouble with West Bromwich BS though. Still annoyed about it, but what can you do against government angencies?

    Indeed, the UK is officially getting wetter and flooding from more and more extreme events has resulted in the environmental agency redrawing flood maps.

    A commercial property we own in  Yorkshire had flood cover removed from our  landlord buildings policy  last year due to the flood rating updated to category 3.  No UK insurer will restore flood cover on the property at any price. Last time that location flooded was 1929!
