Declined mortgage twice due to flood risk but i'm not even close to a river or flood plain

so I've been turned down twice, Leeds and HSBC due to being a flood risk even though I am 16 miles away from the nearesr river. There has never been a flood in my area and i've lived here 40 years. Apparently the lenders have signed up to Hometrack, which provides survey data about properties. I have contacted Hometrack and they say they can't divulge what data they have about my property. Any one got ideas about the way to deal with this?

Have a look at Where do you want to check? - Check your long term flood risk - GOV.UK (check-long-term-flood-risk.service.gov.uk)
Rivers are not the only things that flood - streams, lakes, canals, run off from fields
Never pay on an estimated bill. Always read and understand your bill0 -
Flooding doesn't have to be from rivers. It can be from surface water run off.
Have you checked the flood maps for surface water flooding?

It's showing flood risk zone 3 (worst type)
There's never been any flodding in this whole area.

I just don't understand. All my close showing as zone 3 which says high risk of flooding from rivers or sea!
We have no river or sea nearby and have never been flooded.
It says the site is in Beta. I should think it is. Gonna have to try and sort this out.0 -

What about ditches, gullies and culverts?

I am having a similar issue down to a stream at the end of garden. 1/3 acre plot on a hill and house is 5m above stream but the end of garden boundary is technically a high flood zone.We have had one mortgage decline. Just waiting on the 2nd application now. Flooding hasn’t flagged at valuation but once mortgage offer comes solicitor has to declare the elevated flood risk found in the environmental searches.Our new application is in with Accor, who are the broker devision of Yorkshire bank. The broker checked the flood risk pre application and they advised if we could get standard terms insurance then they should ok the lend.We should know next week if this is actually happening as offer is due to be received tomorrow /Tuesday then have to wait on the solicitor informing the lender and their response.I can let you know the outcome and then Accord or Yorkshire bank could be an option for you.0 -
It's Yorkshire Building Society, not Yorkshire Bank.
