So roughly 3.5k per m2, not too different to what has been mentioned above? (though the 2.5-3k where for single storey, I presume this is 50m2 footprint two storey, right?)ritz55 said:

I'm South West - we're just getting quotes for a single story extension to the rear at 18sqm in total and we've been told by our architect to expect 48k plus vat (so including VAT about £3200 per sqm). We can do ours in permitted development so only needed building control approval.I am a Protection Adviser.
