    LOL, thats a good point. I'm guessign the existing shower is being removed and a new door added there to give access to the hall way.

    Yes, we are based in North London. Total extra floor area is just over 100m2
    So roughly 3.5k per m2, not too different to what has been mentioned above? (though the 2.5-3k where for single storey, I presume this is 50m2 footprint two storey, right?)

    I guess it also really depends whether it's simple bog-standard extension, or something more fancy / higher quality?

  • I'm South West - we're just getting quotes for a single story extension to the rear at 18sqm in total and we've been told by our architect to expect 48k plus vat (so including VAT about £3200 per sqm).  We can do ours in permitted development so only needed building control approval.

    TBH the extension we're going for is a high quality finish so would expect it to cost more.
