Double Garage Conversion costs to convert to a room.

My friend has an integral double garage which juts out slightly so in the middle it has a wall that splits and goes halfway into the garage so it will need lintels installing. She has had 1 unwritten rough estimate of £17000 and 2 written quotes both are making some "assumptions" as the plans are still in planning. These are both around £29000. These are to make the room ready for subsequent installation of a kitchen, so taking out 2 garage doors bricking up and (I’m not sure if the 2 new windows are included) plastering, raising the floor and electrics and plumbing. All services are already in the garage. Does anyone know if this sounds about right or where I could go to check. Thanks.

Sorry your description is hazy. Can't understand what is jutting-out where, why and where lintels required, need to know what is being removed (demolished). Can you sketch out the existing and maybe add internal changes in a different colour and post as JPG? Thanks!0
