You obviously have the advantage over me, with your crystal ball ;-)
Deliberately delaying a purchase (be it houses, shares or whatever) till the price is right is a dangerous tactic and no-one buys 'at the bottom' except by pure chance. But if that's your choice, good luck to you.
My house is £1200/month cheaper to rent than an interest-only mortgage on it to buy. And when my boiler broke down, I didn't pay for it. And when the fence needed replacing , I didn't pay for that. And when the new kitchen, bathroom and repainting was done before I moved in, I didn't pay for that either.
And the £1200/month is invested in better prospects than shares.0 -

Just had a 5 minute rant from my dad who's been researching for my sister who's looking to buy and realised that where they live (not so great area but good reputation) is falling rapidly, whereas where I live (great area, not so good reputation) is still rising steadily. Hurrah! This led onto a related discussion about how my neighbours are all lovely people and his are all half wits!!
As none of us are looking to sell in the foreseeable future it's a non-issue anyway.0 -
