    That’ll be a cold spot with condensation in the room. Is there insulation in that corner in the roof space?
    The loft is boarded, but not at the edges, there is insulation in the parts not boarded.
    I need to look at mine and my neighbours soffits, and see if they look ok.

    Cilit Bang black mould remover is effective, possibly expensive compared to obtaining the correct chemicals oneself but at about £5 a bottle it's ok if you just need to remove the mould and have/will sort the underlying issue. A dehumidifier (Meaco arete 20l) seems to have made the difference in our (4bed) house.

    I have just had a look at the outside of the house where the mould is. There is my gutter and part gable end. So my best guess would be water ingress due to poor pointing.
