Selling a flat off-market - London - your experiences/views

    From your previous threads - this is a flat that is < 300 sq ft (so difficult to mortgage), on the 4th floor of a period property, is leasehold with ground rent that doubles every 25 years, and has been on the market since August.

    A price reduction may be the only way to shift this.
  • I don’t think many people just look at houses/flat just to waste time but they might look it the listing and think it ticks some boxes I’ll have a look anyway.  EA can check they have a mortgage in principle for example but can’t confirm they will want to buy.  
  • I think what you need is feedback, you need to know why viewers have no felt they wanted to put an offer in. Also the estate agent could give you advice on why they think it isn't selling - I viewed a house a few months back just incase my offer on another one didn't get accepted and although it was a nice looking house in a nice area it was horrific when we got inside, a smell of dogs and heavy cigarette smoke that was like a punch in the face, black painted walls etc. It's still in the market now and just dropped by 9k which I still think won't sell it.

    I think it's important to know if there's anything that can be improved on and if the price is realistic. Many of us had to drop house prices last year because the bank of England caused so many problems for the market.
