    As others have said, mortgage companies don't like it so if you have a mortgage that will be your huge problem and also,a company who can take on all the hassle while giving you guaranteed rent isn't something that sounds like a good idea. As others have said, they are likely to put anyone in it with no concern for your property at all and you have no say over it. 
    I would avoid. An actual company let is less bad as they tend to just rent on behalf of the tenant and you know who is there.

    Thanks for all the advice. I have declined with the company and now exclusively looking at AST only. I think everyone has helped me dodge a potential bullet here.
