BS7671 electrical safety certificate is missing

We have just received the final part of the paperwork with all originals, including land registry certificate. However, it appears that BS7671 electrical certificate is missing. I checked the property information form and it says it is enclosed. I remember asking the solicitor about it back in July and was reassured that it will be provided to us on completion. I will obviously contact the solicitor once they reopen, however if it is lost, then it is lost. Is this likely to cause us problems when we come to sell the house? If so, what can we do to try to mitigate the possible issues?

    Unless it is a recent installation there is rarely any BS electrical certificates provided when buying a house
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    if someone wants a new one when come to sell, let them play for a new one
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    The most "recent" installation would be from 2008.

    Then the certificate is worthless.  Anything could have happened to the electrics in that time. 

    You get the electrics checked at the time of purchase.  
    Everything that is supposed to be in heaven is already here on earth.
  • As above, if you want one then you’ll need to pay for it. But if you do, be prepared for the electrics not meeting current regs. This doesn’t mean they’re not safe though.
