Water Ingress

Any ideas of the likely cause of the water ingress and remedial action? Sale of the house pending...

    Leaking or overflowing guttering making the wall wet ?
  • Your photos don't show the outside part of the window where frame sealant should be so it's hard to tell. Is that corner boxed in with internal waste pipe (eg bathroom upstairs above that room). Is prevailing wind blowing rain against that window?

    I used CT1 on it days ago, granted over the top of the existing sealant. Bedroom above. Wind generally blows against those sides of the house

    Would it enter the cavity though? The drain slopes away from that corner but does have bits in the pipe but it was bone dry when I checked. Never seen any water spilling over there

    The mortar around the window isn't great. And there seem to be some holes in it corner and a couple further down beside the sealant.
    With the amount of rain we've had if it's slamming against those holes it's going to get in.

    No it's the end ridge tile (if thats the name 🤣)

  • Come up with an idea...if I get a hosepipe and soak above the window and see what happens? Then work my way down to try and find the worst parts and have those corrected. Used CT1 on certain parts to try and water tight it. Just want minimal cost with moving on

    Re-pointing job then do you reckon?
  • Will permaseal damp proof paint cover it up?

    I have to remember this is only a porch that I've decorated up that's all and assume there is a slightly difference build type involved?
