Problems with letting agent over inspections (tenant POV)

    The inspections are too frequent. Think max 2-3 per year.

    It comes across that they are looking for problems, be careful they might try to evict you.

    They are, but it's been this way for 10 years and apparently the landlord has rejected my request for them to be every six months, so sadly I am stuck with them.

    You only have the letting agents word for that? Given how they are with everything else, I wouldn't believe a word they say and be looking to make contact with LL to hear it from the horses mouth.

    Just write/email agent, copy Landlord, keep copy explaining frequency too high and state dates you will accept. Stick to it.

    Change locks (keep old ones, change back when you eventually leave).

  • I'm saving for a deposit and hope I can afford that this year, and then I can inspect my own house :smiley:
  • The inspections should be mutually helpful to both parties, but 4 times a year is ridiculous. The Agent is clearly employing a full-time busybody.

    I remember having a chat with one such person, who actually was a professional and whilst we apologised as it was more untidy than we'd have liked, she said she didn't care - the house simply looked "lived in" and she was happy that we weren't causing damage.

    In another place, we actually had to contact the Landlord because we all agreed to move to annual inspections, but the agency weren't carrying them out. As Artful said, they're beneficial to both parties. It gave us an opportunity to point out things that might need maintenance in the future and the Landlord agreed.
