cost to add loft room to planned double side extension

were having a double side extension built next year as our house is very small , i had a though about doing a loft room in the new build part , we did a loft room in our old house and cost alot but wondered if adding it on to a new build part might be cheaper ? google reckons 12k ? any builders out there who can advise ?

Piece of string, obviously, but - yes - almost certainly hugely cheaper doing it all together.
You've had drawings made up and passed by BC for the extension itself? Ask your Archi how much it might raise the roof height by (and stuff like that), and their thoughts on Planning being ok about these changes.

I wouldn't go as far as to say hugely cheaper.  Certainly, there are cost savings to be had, and it makes sense to use more substantial timbers where required and design the roof structure to suit. You also benefit from Building Control signing off on the whole package which will save on hassle in the future when the property is sold.

Sit down with the architect and discuss changes to the plans - Planning permission for the loft room could be little more than a variation on the current permission. So that would save on having to go through planning again should you decide to forego the loft.

Loft conversions usually fall within permitted development rights, but you may find that having a two storey extension limits what you can do in the future under PD. So getting planning permission now removes that potential problem.
