Cracks around window

Hi all, I hope you can help me check if I am concerned over nothing!

We moved into a flat 3 years ago and the homebuyer survey turned up a little repointing work.  Not much to worry about but our management company haven't got it sorted yet.

In the recent cold spell, we got a new crack in our living room around the window, where the wall meets the ceiling.  I checked outside and there is a crack in the brickwork/pointing in the same spot.  Plus another crack below the window.  This room is at the front, above the car port.  They are small but I asked our management company to get it looked at, assuming since we already had repointing work to do they'd get it sorted. A contractor came round and I showed them the cracks and he went away, I assumed to price up the job.  Apparently the contractor says there is nothing to see and do on the outside and to just fill the crack on the inside and see if it comes back.  Personally I'd like the external cracks sorted to keep the wall weatherproof and prevent further problems, it's the coldest room in house as it is.  I wonder if it's too small a job and so the contractor doesn't want to bother.  Would you pursue this or do as they say and leave it?

    Settlement cracks.  Unfortunately normal for new builds.  If your surveyor said it needs repointing pass their report onto the management company.  The surveyor is your appointed expert so trust them and keep pushing it.
  • Thanks.  We passed the report on to the management company when we moved in.  What drives me mad is that as we will be paying for it, I can't see a reason for the management company to not organise the work!  
  • It would be great to know if there are any builders out there who agree with the contractors that it is indeed a small cosmetic job not really worth doing - and therefore potentially a waste of money?
