I just remembered I had a leaflet posted a weeks ago, don't take much much notice at the time with these, but managed to get it from the recycling bin (I only put it when it's half full).

Anyway the company is a locally based water services speicalist, they state the water supply coming in your property is my responsibility and a service they offer is leak detection and repair.

    Giving them a call tomorrow.

I found this in my home insurance, do I contact them first before arranging a leak detection?

I can't stop the water and not use at all and use elsewhere temporally, as this will stop the other side next door neighbour's supply too.

    Tracing and accessing a leak
When a leak happens it is sometimes hard to find exactly where it’s coming from, so please take all reasonable steps to stop the water and prevent the damage getting worse.

You or your plumber must take all reasonable steps to find where the leak is coming from, and fix it at your own cost.

If you have Buildings insurance and it is necessary to damage your buildings to find and/or get to the leak and it is from a home appliance, or a fixed water or heating system, we’ll pay for:
    – the cost of finding the leak, and
    – repairing the damage caused in getting to the leak.

If you or your plumber need to damage your buildings, we’ll need to agree to the work before it takes place. So please call us first.

  • Update: I submitted a claim for the above to the home insurance, this was declined as it was first discovered in June but me and neighbour were baffled what it would be, never thought it could be below my side water pipe.

I renewed my policy with a different company in November.

Lovely damage my way to assess if this my side or not.

May speak to neighbour, if they can't find fault my side and its not me, go 50/50?
  • If I was you I would call your local water company and ask them to help you identify who's supply is causing a leak (be ambiguous).
When the Inspector gets to your house make him a lovely cup of tea, explain the issue and he will figure out where it is coming from.
Water companys retain staff for decades and the Inspectors have seen evert sort of leak you can imagine. And will likely know off the top of his head how the supply is run under properties of your type.
Best of all... They won't charge you nor are they after the work from you. You lose nothing (apart from a teabag).
(I've worked in the water industry for 20 years.)

Update: Water company came out, I wasn't present, they turned up no call to make appointment.  They called me of outcome, they used 2 techniques to see if any leak from my pipe underneath my property and nothing.

Not sure where to go from here now in regards to neighbour.

Your sketch shows separate stopcocks and pipes, but you say that turning off yours will also turn off your neighb's? Do you mean a different neighbour?

Well that’s good news from your point of view. Did the water company just check your property?
If you haven’t already, just inform the neighbour of the water company’s findings. They will have to do an investigation on their side.
  • Yes as my water pipe would come in that side of the wall.  Theirs is the opposite side.

Letting neighbour know later, and also giving them the water company fornthrm to contact to confirm findings - hopefully they can release if not I can contact them and advice all ok to do so.
