Creating new bathroom

Hi there, 


Floor plans attached for a house we are interested in but some queries.


  1. want 4 bedrooms upstairs by changing bathroom back into a bedroom so how easy would it be to create a bathroom at end of landing (utility with sink and toilet directly underneath on ground floor)? 
  2. How easy is it to create new door/entrance in a wall (bedroom 3 would need one as per 2nd pic)


any opinions or insight welcomed from those in the know/with experience ? And any ideas on cost?

    Looks doable to me.

    I'd hang the doors to open against the walls.  You get more useful space that way.

    That would be a very small bathroom for a 4 bed house.

    Where would the door from bed 3 exit?
    Unless you are planning to extend the landing by 2 levels. Even then it would be very small.

    In Victorian times bed 3 would exit into bed 2 but they were more uded to sharing  :D
    One easy solution would be to draw paper templates around bathroom fixtures and getting another viewing to lay at end of landing to see. I've done such when viewing , gives the agents endless entertainment.
    Plumbing wise it should be possible.

    I would think nowadays many 4 bed houses would actually even  have two bathrooms. Or one bathroom and an ensuite.

    Yes - may suit OP now, but they would struggle to sell in the future.
