Do you really want to buy a house?  If you do, is your mother's house in the right place, of the right layout and in the right condition to best meet your needs?  Or are you basing your proposal on emotion?  Sadly emotion with houses can be expensive.

It could be best to sell your mother's house on the open market and for you to use the money to buy another more appropriate. It will avoid any arguments over a family member paying too little and leave you all free to use your inheritances as you wish.
