Buying a home in Wales for Owners of more than one property

Options
In addition to the surcharge of an extra 4% Stamp Duty payable, I worry that by owning the freehold to a property in England, if I buy a home in Wales to live in, I might also be charged double (or triple) Council tax on the home in Wales, even though I rent out my home in England. Am I being paranoid?

Not sure of the Welsh rules (have you checked the local council website?) but surely you'll pay standard rate on your main residence ie your new Welsh property?

Your tenants will pay council tax on the property you own in England but which is their main residence.

What you may not have factored in is Capital Gains Tax.
  • You only pay 3% in some areas and only if it's a holiday home. If you live there you will not pay additional council tax.
