I am looking to book through Sykes for next Sept. I have heard that their prices fluctuate throughtout the year. Is that true?

Of course it will, supply and demand, same as any holiday or flight booking.0

So for a September next year booking, is there an optimal time to leave the booking until? e.g few months before, few weeks before?0

In general, booking self-catering properties isn't like hotel rooms for example, nobody is buying up blocks of rooms in advance and companies don't "dump" property prices like a hotel might do on lastminute.com.
The prices will fluctuate to reflect peak periods like Christmas, school holidays and so on. Quieter or more unpopular dates will be cheapest to book and some properties may run deals for shorter breaks.
Leaving it to book even a few months in advance is risky if you are particular about when you want to go, even booking now you'll only have to pay a small deposit and the balance nearer the time so no reason to delay, at least not a commercial one at least.1 -
Sykes do take pricing fluctuations further than the usual variations for peak/medium/low times of the year though. Perhaps that's what the OP has heard?
They state that their pricing platform uses market demand to flex pricing on a week by week basis. To increase the owners income.
So the same week in September, for example, may be advertised at different prices until it is booked.
