Gas certificate, boiler service certificate and insurance claim

Hi there, 

I rented out a flat about 4 months ago. 

The boiler has leaked and caused some damage to the flat and the flat below my apartment. 

I have recently paid for the building insurance and the service charge and the property has been rented via a local estate agency as a fully managed package. 

I do have a gas certificate as it is a legal requirement before the commerce of the tenancy but no boiler service certificate. 

The management company has advised the loss adjuster is looking into the matter and should come up with a quotation. 

My question is not having a boiler service certificate stop the insurer paying?

    As long as you have a CP12 / Gas safety certificate,  that’s all that’s required for landlords.   The checks carried out are basically the same as a basic service.
    I’m a Gas safe engineer who does a lot of Landlord work. 
    The only issue might be if the boiler hasn’t been maintained to the manufacturer recommendations, which may well include a full strip down service, replacing seals etc. at certain intervals.
