Leasehold and self employed WFH
[Deleted User]

Am in the process of buying a leasehold house (common for houses in the area I am buying in).
We have had initial contract pack through, and the lease states 'The Property must be used for residential purposes only. This means that the Property cannot be used for business purposes of any kind.'
I assume in a post Covid remote work world nobody troubles themselves too much with people WFH when they work for a company- however I am a self employed freelancer (entirely virtual, no IRL clients) so I wonder if a freeholder would be bothered about this either?

You need to check this with your solicitor but I would expect them to say it cant be used as a commercial premises. So you cant open the front door and be a bar or barbers or whatever - ie trading from the address.
I have a freehold property and my deeds state can be used for residential or a Doctors surgery. I only remember that as I found it a bit funny. Me in a bedroom and people waiting in my living room to see me whilst my daughter is watching Bluey or Peppa.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Who would know? I really wouldn't worry about this, as above it is more about using it as a trading address.0

Normally home insurance stipulates that you do not use your home as business premises, but will say that office type/computer work is OK as long as you do not hold stock, have customers visiting etc.
Obviously insurance is not the same as a lease, but I think generally there is acceptance that this kind of working from home is not the same as using a home as business premises.0
