Does trespass invalidate contract?

I need some advice about a PCN from Parking eye I have received for parking in a hotel carpark when the sign said it was for 'hotel guests only' and private property.
This means to form a contract with PE I had to commit the unlawful act of trespass. Under English law is it possible to form a contract whislt performing an illegal act?

Yes because (unless this was in Scotland) trespass isn't illegal.
Secondly, the landowner has decided to appoint a third party operate the parking under contract law instead.
