Converting eaves storage

Hi, currently sizing up a budget to convert our eaves storage to make our two bedrooms larger.

We have a cat slide roof with some decent eaves storage off the back of the bedrooms. There has been prior planning permission to convert it and we think now is the time to do it.

Approx eaves is 30ft by 8ft with probably 4ft width of usable habitable space. I understand that steelwork would be required but wondered what sort of price per sqm would be?

recent builder quoted £80k plus vat. Given that the whole footprint of this is approx 20sqm. I thought this was a bit excessive
