High risk river and surface flooding according to SEPA map - how accurate is this?

  • I was in the process of buying a house a couple of years ago that was considered to be at medium risk of surface water flooding and river flooding, according to that map. 

    Although water had flooded the road outside the house and sand bags had been used previously, it had not entered the house or driveway, where the garage and outside office was. That was two years ago. I didn't end up buying that house due to survey results (subsidence), but I know that last year that house did actually get flooded.

    As my surveyor said to me at the time, why would you even consider buying a house that has any possible chance of flooding when flooding will only get worse in the years to come. I took that bit of advice with me and thank my lucky stars I never went through with that house purchase. 

    It is frustrating and disappointing to walk away from a house, BUT not as frustrating and dissapointing as it would be to potentially get flooded within a few years of moving in! Good luck with your decision.
  • Go ask the neighbours. It should also be a question on the property information form assuming the seller is/has lived there.
