    I would find out what the land is currently classed as
    If agricultural then as long as you don't add garden features then it can be changed to an orchard.
    But for this to work it would depend on your elevation.  Direction of the land. Drainage Nd soil type
  • If you want it it will cost whatever the vendor says.  There are no rules for what it should be worth.
  • The landowner will possibly require you to pay for a fence around the newly purchased part, so factor that into your costs as well.

    Paying for perimeter fencing and all legal fees are standard where I live

    Probably also covenants prohibiting sale of the land away from the dwelling, and perhaps something about uplift if the whole plot is redeveloped within 'x' years or similar.

    With that access at the side, that land (or part of it) looks ripe for development as a building plot (or plots) if PP could be obtained. If that were my land I'd be looking at starting negotiations with you in the region of £25,000 (which would be worth it to you to stop any development of the land)
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales
  • I think one of the earlier posters had it spot on - drop some hints next time you see him without sounding too keen, along the lines of 'Are you still wanting to get rid of some of that field near my house, I might be interested'. Might help keep the price down if he thinks you aren't that fussed. Personally, I'd buy first then speak to planning later. Even if they don't allow it to be changed to domestic use, you've still got a piece of land that can't be built on around your house. I'd pay a few £k for it even if it was just left as it is.
