Anyone ever used rentokil

Hey

Short story

We are in love with this house currently going through a mortgage and the home buyers valuation come back suggesting we need a damp n timer report before the mortgage company will lend and needs to be pca

We live in middle of nowhere so had go opt for rentokil prepuchase timer n damp report

Just booked it

I can't see anything wrong with the house at all so thinking the  buyer vauler covering his back

My question is has anyone used rentokil property care for damp n timber for this before I've heard great and bad things

The Vender is unwilling to move on cost so it will be me paying for the works if any

The buyer needs a damp and timber report, not you.
They should be instructing it and paying for it like any other survey.
No experience with Rentokil but very many of these damp Companies including PCA members are just generating work for themselves.

I think the OP is the buyer? Rentokil are a big national operator so I suspect they have a range of quality when it comes to the surveys. I'd be suspicious if they said I needed a load of work doing which they can do, but if it comes back fine, no problem. That's the downside I think i.e. are they drumming up unnecessary work for themselves. Hope it works fine for you.
  • Not sure what sort of house you are buying but understanding of damp in older buildings is changing and people are realising that much of the work done to reduce damp actually makes it worse. Tanking and chemical injections of damp course can be expensive mistakes. There is lots of information on the internet. Eg this website. https://www.heritage-house.org/damp-and-condensation/the-fraud-of-rising-damp.html

The company you mention make their money from timber and damp treatment services (amongst other services).

Something you should consider before getting a survey provided by damp and timber treatment companies. (I'm specifically not talking about the company you mention, as I don't want to get into any arguments with them.)

Damp and timber treatment companies will often provide a survey / report which is focussed around selling as many of their services as possible.

It's a bit like if you get a carpet shop to do a "carpet survey" of a house. They are likely to propose that you replace lots of carpets, with expensive new carpets, which they happen to have in stock and can supply for you.

Have had a couple of "free energy surveys" in recent times. The first one turned out to be a sales pitch for spray foam insulation - The guy was most upset when I started pointing out why the stuff was a bad idea and how he should be finding an honest job.
The second again turned out to be a sales pitch, this time for double glazing - £14K, but with a "grant", only £7,200... Actual cost using a local independent installer, a more reasonable £5K.

You get what you pay for. But Rentokil and others have a vested interest in selling you a range of "cures" that will cover up any damp for a few years. Things like injected chemical injected DPC and waterproof render/plaster does untold damage to a property, especially if it is solid brick wall construction. It fails to cure the root cause, so the damp will return at some point. Any guarantee they supply will be so full of holes & cop out clauses, it is worthless. So they come back and recommend another round of expensive & useless treatments - Rinse and repeat.

Fix the root cause (usually a leaking pipe or gutter, or elevated ground levels), let the wall dry out, and use appropriate breathable plasters & paints to manage any residual problem.
Her courage will change the world.

Treasure the moments that you have. Savour them for as long as you can for they will never come back again.

    Thanks guys

Anxiety is at a all time high right now as said there the only company I found

I'm going to be onsite when there get there

It's literally our childhood home so we are very keen to buy it
  • Totally agree with other members saying how companies are target and sales led.
I have used Rentokill, albeit about 10 years ago and in relation to pest control in my loft.

To cut a long story short, i was given a sales pitch, quoted (and paid) their price and .... turned out to be a total waste of money.

Learned a week or so later, from a friend, that i could have done the same thing myself - or got a layperson to do it, had i done my due diligence i wouldn't have paid the few hundred (i know, i know) and wasted it all.
I actually contacted the company explaining my points of view and got half of the sum refunded.

  • So they did try it but Vender lowered amount to cist without works so don't even need rentokil

    BTW don't use em scammers

Got mortgage offer through couple days ago !! So happy right now
