Vendor lied on property form about flooding three months after buying my house has flooded

Flood defence requires a holistic aproach.  There's no point having something on the doors if the drains don't have non-return valves and if the floor has a ventillation system with an opening below the design flood level.

The flood defences failed because water got into the house through the floors - either because something was missing or damaged, or because that route was never protected in the first place.

I’ll rephrase that … the flood defence that was in place didn’t fail as water didn’t come thru the doors, obviously it needs looking at again to see what else can be done to the property to prevent it coming up thru the floors

Has son discussed with the neighbours what prevention they had in place, and whether it worked? 

If not, it might be worth clubbing together to get advice on a scheme that will work, and that may entail some sort of defence which prevents the near ground getting waterlogged, and pumps.

They are approaching the council and water company coz there’s been a lot of coverage on social media that the drains weren’t maintained properly .. so I think their approaching them and possibly looking at getting a company out to give them some guidance on the best way to approach it

is it possible the flooding was restricted to the property e'g run off from surrounding land, which only affected the property and not the general area. This might account for the searches not mentioning.

I think it may have affected the whole three houses on the row .. one  guy next door to him keeps a log when it flooded and he had logged it flooded the same times

Absolutely!  I am not a surveyor or anything but I know what flood defences look like. There are some on a house less than a mile from me (but several hundred feet lower than me!)

Sorry to hear about your son’s experience. Our vendors were s**t bags and hid loads of things from us and put incorrect information on the PIF.  It wasn’t financially feasible for us to raise the issue any further so we had to fix up what we could and move on. Keep us updated OP. It should be better for buyers but it just isn’t
