When I was buying my first house I had no idea what I was doing, I'd never done it before so I was as dumb as a box of hair. I didn't know I ought to/should do xyz myself even though that's what I was paying the proper people for. Yes I know better now because I'm a few houses in, but when I first came to these boards I hadn't a scooby.
It's alright saying 'well it's common sense, everyone should know that' but everyone doesn't. Some people don't have anyone to help them and so turn to the wise heads on here. And reading a sticky would be easier for some people than posting. Well, in theory

Usually the solicitor would explain that the local search only covers the property itself and to make you aware of additional searches that can be carried out to look for nearby planning applications or development potential in the local area. These searches are not carried out as standard but it certainly sounds like they would have been appropriate in this case.1

Excellent idea. There are so many things for buyers to be aware of. If they aren't updated the advice/information can quickly go out of date and potentially become misleading (which can be worse than there being no information at all).And there's a problem if the person who takes on the task is no longer around/no longer able to keep the thread up to date.2 -
