Who is responsible for Chimney?

We have a problem where next doors chimney, terraced house, has created a damp problem in our hallway and porch. My question is, who is responsible? The house with the offending chimney has been converted into two flats, the bottom flat is owned by a lady who lives in the flat, the damp problem is on the ground floor but I believe the problem is from the chimney stack itself leaving water drip down. The top flat is a tenanted property, owned by a landlord who we believe lets through either the council or via a housing association. Usually I would assume it would be up to us all to cover costs of repairs but I am really not sure in this case, we are prepared to cover some of the cost if shared out if we have to as we have spent a lot of time and money renovating the property and the damp is rather obvious so we just want it sorted. Can anyone please help?

It might be worth having a polite word to the residents nextdoor to understand whether it is just your property, or are theirs also affected.

Most likely the freeholder of the next door building, the owners of the 2 flats are probably leaseholders. You could either ask them who is responsible for repairs, if leasehold their lease will have all the details, or download the title deeds from the land registry.

If it's their chimney then it's theirs to fix. You may need to suggest it though if they can't see there's a problem. It may be that dealing with it through your insurance might be an easier way forward.
