Sounds to me like someone has been believing the hype....
To the OP I'd say don't make any assumptions one way or the other until you've put the place on the market in the usual way, at a fair price. I do think the peak has been reached, but as I've said before, I do believe a good quality property in a good quality area will always sell. So you should be fine.
But this idea of pursuing tenants because they made your carpets dirty is total nonsense. You really wouldn't have a leg to stand on. And if you came after me through a solicitor I think I'd probably counter sue, so be very careful. Oh and next time factor wear and tear into your calculations then you won't be panicked should it happen again.

LOL, probably not, they were friends of ours, but that isn't what i'm asking, what's done is by the by, all i wanna do is sell it and just asking for advice on the best way to go.
As I've explained before, i'm not going into all the details, theres no point, but it wasn't a buy to let property anyway, it was my home for over 10 yrs and we decided to move.

meanmachine, i've no interest in pursueing anyone just for dirty carpets alone, infact i've no real interest in pursueing anyone tbh, the solicitor is a friend of mine who is trying to track them down as a favour, theres a lot more to this than meets the eye. But i think its best to leave it there.

And I'm guessing because you knew the tenants - is that right? - it's a double shock. OK, I can empathise.
But do update us. I hate giving out advice - be it good, bad or ugly - and the OPs not telling us what happened next! It's like a Doctor Who cliffhanger with no resolution!0 -
How long has the house been rented out ?
If it were me I'd give it a quick makeover, for as little as possible, nothing fancy just eliminate some of the signs of neglect. Get it on the market at a price to sell, ask 4 agents, add the values together divide by 4, but always choose the best agent out of the 4 and choose your price to market at, negioate the lowest fee by using the other agents as leverage, don't go for the cheapest agent in the area because they probably won't shift it quickly. Don't attempt to sell it yourself if you need to shift it quickly. Be prepared to take reasonable offers especially from cash buyers/ftb who can move quickly before the market gets worse.0 -

We rented it for 6 months.

I'd disagree with that. I'd possibly even go as far as saying something approaching the opposite is actually true.
Before the days of ubiquitous double glazing it used to be the case that putting it in would pay for itself. These days, where it is all but expected in the majority of properties, even that is no longer the case.
I'm not for a moment saying there aren't wise pounds to be spent, but it is a far cry from being able to assume that 'quality improvements' necessarilly pay for themselves, nevermind 100% profit.
