Op. You need to decide what you intend to do with the house. Selling is one option. Paying Idem what they want is another.
A third option would be to wait until they start possession action. They may be in no rush to do this while there is equity in the property and their (I expect very high) interest rate is mopping this up. In my early days at CAB i was involved with a case where a secured loan was declared unenforceable due to a defective agreement. Provided this was a loan for under (IIRC) 25k it would be a regulated agreement under the Consumer Credit Act and must comply with that act.
There are solicitors who specialise in that Act and if it gets to that stage you should run your case past one. For instance

Hi
I've found out today that a company called Target were servicing the loan from Picture before Idem, I'm totally at a loss now, did Idem buy the debt from Target? I've once again asked Idem for the agreement they have sent me a very bad photocopy, they do not have an original agreement of the paperwork is what they are saying, I've dealt with at least 9 different employees of Idem, I never know who I'm speaking to.0 -
They're not starting possession action though?
They know something is dodgy.1 -

I've not heard from Idem for a while, they sent a letter under my old married name not my new name, they say that a Company called Resolve will be visiting my property in next 7 days to discuss account, a lady rang addressing herself as from Moorgate, I said I don't know who Moorgate are sorry, she then said sorry Paragon, again I said I don't know Paragon she then said oh Idem.
I said to her that the Company were harassing me and quoted FCA that they cannot harass me or threaten me, she said they can.0 -
They can decide what they are going to do, and write to tell you.
If this rep doesn't know who she's working for she is not likely to know what Idem are doing0 -

Resolvecall are very popular just now, OP see previous threads about them on this board, to see how to deal with them.
Unfortunately they are well within their "rights" to conduct collection activity.

Can I just add it will be 7 years in January 2025 since Idem had any money from me, they have sent me a copy a bad copy at that of the agreement which was originally with Picture it's a terrible photocopy of a photocopy and my late husband's signature looks nothing like his signature whatsoever, the Ombudsman did say that he was no handwriting expert but even he had doubts when shown my late husbands proper signature, I've now spoken to at least 20 "agents" each one gives a different perspective on everything, the loan is not on my credit file, I'm not on land registry and no will or probate, my husband died 9 years ago.0
