Trying to sell my house with yappy dogs next-door


Recently I had three estate agents come to value my house. I was pleasantly surprised at the valuations, and was preparing myself to get the house on the market.
I came across the TA6 form and had a good look at it, and saw section 2 – Disputes and complaints. In particular 2.2 regarding any potential complaints with the neighbours. As it happens there are two dogs next-door who are constantly yapping from early morning to late at night and making my life a misery. Do I lie on the form?
I had a meeting with a solicitor and discussed the issue with her. The outcome is that the TA6 form is inadequate for a litigation case against the seller, brought by a buyer for nuisance barking. I think most potential buyers would walk away from buying any house with nuisance dogs nearby.
It got to the point where I considered my options, most of which were illegal. I then came across the yapup website which has high frequency sound wave files. When played it shuts the yappy dogs up without hurting them. I now have some peace and quiet in my life, and better still, no-one knows why the yapping has stopped including the neighbours.
My house in now on the market and when someone comes to view
it is peaceful and quiet.
I am curious to know if anyone else has this problem. If so, what did you do
about it?

Have you actually been in dispute with the neighbours? I might hate my neighbours massive tree shading my house and dropping leaves everywhere but if I never do anything about it there's no dispute. OP to make your post look less like an advert for that website and more like a genuine question, please put **** or just remove the name of that website. I don't automatically think you're a shill, but others do and it's preventing you getting replies. If you don't then people will rightly assume a new poster is just advertising their own business by nefarious means.
My opinion is that I wouldn't say anything on the form as you're not in dispute. A dispute needs to be something more than being annoyed or having an informal chat with a neighbour.1 -
Particularly considering only 2 posts, both about this issue. Surely if this high pitched sound idea stopped dogs barking, it would be more widely known about?0

I can make audio files of any frequency, and have a proper audio interface and studio monitor speakers. Unfortunately I lack yappy dogs in the nearby area to test things on.

Not everybody is annoyed by dogs barking. It depends on their tolerance of noise
