How long will new build warranty provider issue the insurance policy to the developer?

Hi there,

I'm new here and want to get some advice on new house purchase delays.

We are buying a new build house and now expecting a completion to happen. The completion was expected to happen by the end of August but was delayed because of one utility connection failure. We were then told to expect the completion notice to be sent by the end of September but still we cannot reach that step. The developer updated us they are currently waiting for ICW warranty to issue the insurance policy to them before they can send the notice of completion to our solicitor.

Due to the delay, we have been living in Airbnb for 1.5 months because our previous landlord didn't agree a monthly-rolling rent. Our current stay at Airbnb will come to an end in ~10 days, and we are pretty anxious about the current uncertainty.

Does anyone know how long will the warranty provide issue the insurance policy to the developer? The warranty provide should be ICW warranty and the developer said they submitted all certificates last Wednesday.

Thanks

A bit late but you didn't need your landlord agreement or permission to turn into a rolling tenancy.

Sadly, we were not aware of this. The letting agent also told us to move out and hand back keys by the end of the end date.
  • I have a very similar situation with the developer and ICW warranty. How did it finish in your case and how long did it take? Please drop a line. Many thanks
